From Scans and PDFs to a Checked MEP Model: Notes From a US Factory Job

MEP BIM services for an industrial facility in the USA

A factory with six levels and thousands of connected parts is not a place where mistakes are cheap to find later. This account follows how the team on Project 486.US moved from limited inputs to a verified MEP model of a 3,800 m² industrial building in the United States.

The brief was strict. Only mechanical, electrical and plumbing systems were in scope, and the result had to reach LOD 300. The inputs were a point cloud, PDF drawings and images. The point cloud was the main source of truth, but it was thin in the most crowded zones, and the PDFs and exterior photos said little about shafts and equipment rooms. Early on, the team therefore compared the job with similar past projects to set a realistic estimate.

Once modeling began, the plan was to keep volume under control. The building was divided by floor and area. Main pipes and risers went in first, because every branch depends on them. Conveyors and other production equipment were built as subassemblies, then assembled in Revit and compared with the reference data. Teams that need this kind of detailed work often look for MEP BIM services that can handle dense industrial layouts without losing track of connectivity.

Verification came in layers. After the modeling pass, the team ran Revit's Show Disconnect tool to find open connectors, and each pipe system was shown with its own color and filter, so a wrong connection stood out. Next came clash detection in Navisworks, where conflicts between services and equipment were found and resolved. A final QC round corrected every defect before handover. The agreed tolerance was ±15 mm.

The outcome is a Revit model that matches the as-built condition of the plant's engineering systems. The owner can read the whole layout at a glance, something 2D drawings do not show well, and use it for maintenance, asset management and later renovation.
